Removing a Load Bearing Wall: What It Involves and What It Costs

How to tell if a wall is load bearing, what is involved in removing one safely, and realistic costs for opening up a Newcastle home.

Opening a kitchen into a living area is the most requested renovation we do. It is also the one where the difference between a good job and a bad one is invisible until something sags.

Is it load bearing?

Some indicators, none of them conclusive on their own:

  • It runs perpendicular to the floor or ceiling joists above
  • It sits roughly central in the house, often above a beam or a mid-span support
  • It continues on the floor above in the same position
  • There is a beam, pier or footing directly beneath it in the subfloor
  • It is thicker than surrounding walls

Internal walls parallel to the joists and sitting between supports are more likely non-structural, but plenty of exceptions exist, particularly where a roof strut lands on them.

The only reliable answer comes from a structural engineer or a builder who can get into the roof space and under the floor and actually look.

Never assume from a floor plan.

What removal involves

1. Engineering. An engineer specifies the beam size, the type, and how the loads transfer down. This is not optional and it is not expensive relative to the job.

2. Load path check. The beam carries the load to its ends, and those ends have to carry it to the ground. Frequently the existing footing beneath the new post is inadequate and needs enlarging. This is the part most commonly missed.

3. Temporary propping. Acrow props and bearers take the load before anything is cut. The propping has to be on something solid, which sometimes means propping the floor below as well.

4. Wall removal and beam install. Open up, install the beam, pack it tight to the structure above so there is no settlement.

5. Post and connection. Posts at each end, correctly fixed, often concealed within remaining wall returns.

6. Make good. Ceiling, cornice, flooring and wall junctions. This is often more work than the structural part.

Engineering is typically $1,200 to $3,000 on top.

Flush versus dropped beams

A beam that sits within the ceiling depth gives you a clean flat ceiling. It requires either a deeper ceiling cavity or a steel section chosen for depth, and the install is more complex because the joists have to be supported off it.

A dropped beam sits below the ceiling line. It is cheaper and simpler, and some people are fine with the bulkhead. Others find it defeats the purpose of opening up.

Decide early because it changes the engineering.

What can go wrong

No engineering. Someone guesses a beam size. It may hold, or it may deflect over years and crack every cornice in the house.

Ignoring the load path. A correctly sized beam sitting on an inadequate footing just moves the problem downward.

Removing propping too early. Before the beam is packed and fixed.

Cutting into a wall with services. Plumbing, wiring and sometimes drainage sit inside walls. They need locating first.

The practical advice

This is not DIY territory and it is not a job for a handyman. Get an engineer, get a licensed builder, and get the footing checked rather than assumed.
