Building work by OSBUILT Projects in the Charlestown area

Charlestown sits on the ridge between Newcastle and the lake, and the housing follows the ridge. The older streets near the centre are largely 1950s and 1960s fibro and brick veneer on generous blocks, with 1970s brick veneer filling the streets that run down toward Kahibah on one side and Hillsborough on the other. Closer to the shopping centre some lots are zoned for duplexes and townhouses, and that market needs different handling from the house blocks further out. A 1960s three bedroom home with a decent backyard is the classic Charlestown extension job. A duplex site near the centre is more about fitting a compliant building onto a tight footprint. Kotara next door has a similar mid-century base, while Whitebridge and Dudley on the coastal side add older mining cottages and weatherboard that are lighter to open up but harder to keep square.

The ground under the ridge is what shapes the quote. Charlestown sits over the same coal measures as the suburbs on either side of it, so the lot may well fall inside a Mine Subsidence District, and if it does the job needs a Subsidence Advisory NSW approval alongside the council or certifier approval. The soil on most blocks here is clay, and it moves with the seasons, which is why so many older Charlestown homes show a stepped crack at a corner or a door that binds after a wet month. Neither is a reason not to extend, but both mean footings designed to the site classification rather than a standard detail, and new work articulated so it can move without dragging the old house with it.

Because most blocks drop away from the street, a ground floor extension often ends up part slab and part suspended floor, and any deck off the back sits high enough to need a compliant balustrade and a proper stair. Where the fall is steep, a first floor addition over the existing house can be the better answer, since it keeps the yard and avoids the retaining that a ground floor extension would need. That choice affects whether the job qualifies as complying development or needs a Development Application, so we work it through with you before pricing rather than after. Side access on the older blocks is usually good enough for a bobcat, which keeps excavation and footing costs sensible, but the newer duplex sites rarely have any, and everything gets carried through.

Asbestos should be assumed in anything here built before the late 1980s. Eaves linings, the sheeting behind wall tiles in bathrooms and laundries, and the backing on old vinyl floors all commonly contain it, and licensed removal has to be built into the program and the price. Being a short drive from Edgeworth means we look at the house before quoting rather than pricing off a plan, which is how these things get found before the price is fixed rather than after the walls are open.

Local conditions that affect your build

Mine subsidence approval
Much of Charlestown sits inside a Mine Subsidence District, so plan on the lot being covered until the planning certificate says otherwise. Subsidence Advisory NSW signs off before a certifier can issue the building approval, and its conditions can dictate footing type and articulation joints. Larger structures can need engineered design before that approval is given, so we ask the question early. It adds a step to the approval but rarely stops a job.
Rear fall and stepped floors
Blocks drop away from the ridge, so ground floor extensions typically end up stepped, with a slab at the house and a suspended floor further out. That changes the framing, the subfloor ventilation and the way the extension is drained.
Medium density near the centre
Lots close to the shopping centre can sit in medium density zones that allow duplexes and townhouses, which brings the Lake Macquarie DCP controls on setbacks, private open space and parking into play. A knockdown and rebuild here is a different approval from an extension on a house block further out.
Bushfire mapping on the eastern edge
Streets backing onto the bushland toward Glenrock and Whitebridge may be mapped as bushfire prone, which brings a Bushfire Attack Level assessment and construction to the assessed level into the job. We check the mapping before quoting anything with a bush boundary.
Asbestos in the original fabric
Homes here from before 1990 usually carry asbestos somewhere in the original fabric, and the wet areas are the usual place. Licensed removal and a clearance certificate are required, and the removal has to be sequenced ahead of demolition rather than discovered during it.
