OSBUILT Projects is an Edgeworth-based building company working across Newcastle, Lake Macquarie and the Hunter. We specialise in alterations and additions, decks and pergolas, cladding, fascia and eaves, framing, stairs, doors and windows.
Most of what we do is work on homes people are already living in. That takes a different kind of care than a bare block: staging the job so your kitchen stays usable, sealing the house before we open it up, and keeping the site tidy enough that you can still live there. The structural work is what we are known for, and it is the part that decides whether everything else lasts.

How much does a home extension cost in Newcastle?
It depends heavily on size, site access and finish level, but as a rough guide most ground-floor extensions in the Newcastle area land between $3,000 and $4,500 per square metre. Second-storey additions sit higher because of the structural work involved. We give you an itemised written quote so you can see exactly where the money goes.
Are you licensed and insured?
Yes. We hold a NSW builder licence and full public liability insurance, and we arrange Home Building Compensation Fund cover on residential work over the statutory threshold. We are happy to show you the paperwork before you sign anything.
Do you handle council approvals?
We work alongside your certifier and draftsperson to get approvals across the line, and we will tell you up front whether your job needs a Development Application or qualifies as Complying Development. If you have not engaged anyone yet, we can point you to people we trust locally.
How long before you can start?
Lead times move with the season, but we are typically booking 6 to 10 weeks ahead for larger jobs. Smaller repair and carpentry work can often be fitted in sooner. Call us and we will tell you honestly where the diary sits.
