Cardiff and the surrounding suburbs are among the most practical places we work. Mostly post-war brick and fibro on regular, largely flat blocks with reasonable side access. That combination makes extensions comparatively affordable, because a truck can get in and the footings are usually uncomplicated.

The common jobs here are a rear extension opening the kitchen into a living area, a fourth bedroom and ensuite, and a covered outdoor area. Most of these qualify as complying development, so the approval is a matter of weeks through a private certifier rather than months through council.

Local conditions that affect your build

Good site access

Most blocks take a truck and a bobcat down the side, which meaningfully reduces labour cost compared with inner-city jobs.

Asbestos in older stock

Fibro homes and pre-1990 renovations commonly contain asbestos in eaves, wet area sheeting and vinyl backing. Licensed removal is required.

Mine subsidence

Parts of the area fall within a Mine Subsidence District, which can require Subsidence Advisory NSW approval alongside council.
